What the job involves

Check the thermostat, the emergency switch and, for oil systems, the tank level before you call. A technician will diagnose the system and quote the repair.

Annual servicing catches many of these failures early. Replacing a boiler or furnace with a similar unit needs a permit in New Jersey, but work can begin once the town has been notified.

What affects the price

These are national figures, not Bergen County prices. Ask local contractors for written quotes.

  • Failed part: ignitor $100 to $400; zone valve $175 to $500; expansion tank $200 to $800; gas valve $200 to $1,100; circulator pump $300 to $1,100; heat exchanger $500 to $1,000. (Fixr, 2026)
  • Fuel type: gas or propane repairs $100 to $400; electric $200 to $500; oil $200 to $550. (Fixr, 2026)
  • Diagnostic/call-out fee $75 to $250, often waived if the same company does the repair; labor $75 to $150 per hour plus parts. (Fixr, 2026)
  • Annual tune-up and inspection costs $200 to $500; boiler age, maintenance history and warranty coverage also affect repair cost. (Fixr, 2026)

Who can do this work

New Jersey’s HVACR licensing law (P.L.2007, c.211; N.J.S.A. 45:16A) bars any business from HVACR contracting unless it is authorized to act as a Master HVACR contractor. The company acts through a licensed bona fide representative (its owner, partner, LLC manager or corporate officer). The Master HVACR contractor’s pressure seal must be on every HVACR permit application. Licensees must carry at least $500,000 in general liability insurance and a $3,000 surety bond. The license covers furnaces, boilers, hydronic heating, air conditioning and refrigeration, but not equipment used only to heat potable water. Vehicles, invoices and ads must show the license number (N.J.A.C. 13:32A-5.1). To verify, use the license lookup (profession “HVACR”).

Common questions

Who is allowed to install HVAC equipment in New Jersey?

A business doing HVACR contracting must be authorized as a Master HVACR contractor under the state licensing law, acting through a licensed bona fide representative. Single-family homeowners who live in the house may do HVACR work on their own home once they have the required permits. Work involving CFC or HCFC refrigerants must still be done by a licensed Master HVACR contractor. (Source)

Do I need a permit to replace my furnace, boiler or central AC in NJ?

Yes. Replacing an existing low-pressure boiler, warm-air furnace, AC unit or condensing unit with new equipment of like capacity is “minor work” under the Uniform Construction Code. A permit is required, but work may begin once the contractor notifies your local construction office, and the application must be filed within five business days. An inspection follows. Installing new or larger systems needs a regular permit before work starts. (Source)

How do I check an HVAC contractor’s license in New Jersey?

Use the Division of Consumer Affairs license verification site. Choose Person Search and the profession “HVACR” (license type “Master HVACR Contractor”), then search by name, license number or city. Board rules require the license number on the contractor’s vehicles, invoices and advertising, so compare that number with the lookup result. (Source)
